I have rented to tenants with pets in the past and have had no issues. We secured a pet deposit of 1/2 the security deposit, along with a signed pet agreement and charged an additional $100/month.

I'm looking for what other landlords are doing....thanks.

We are right in the middle of a pet nightmare with our first tenants, so I've learned a few things the hard way that I would do differently next time.

Nutshell: when tenant moved in two years ago, they asked permission to keep elderly cocker spaniel. We said yes. In the meantime, old dog ran off and teenage son adopted a huge vicious 100 pound chow without our knowledge.

I went over in June to oversee repairs and was attacked by dog. I thought "the dog" in the backyard was the elderly dog we approved and I knew was fine. I opened the door and this nasty thing came flying at me out of nowhere. It also damaged the house (clawed our whole deck and actually dug a hole completely through one floor board!)

We have told tenant to get rid of dog, but they have ignored us. It is to the point that we may have to start the eviction process. We do have it in the lease that they "cannot bring any pets onto the property without our written approval", but with no lesser option, we're left with making them move. It's a mess.

If I ever allow a tenant to have pets again, and we may not, this is what I would do differently:

1. Require renter's insurance.
2. Make them sign a pet addendum that gives us the right to have an unauthorized dog removed by animal control.
3. Take a picture of the approved dog with the tenant.

In Santa Monica, if you have a tenant with pets, and if you need to do any maintenance that requires that they be displaced out of the apartment, then you are required to pay around $20 per day to the tenant for this. This is in addition to what you have to pay for the people.

I charge a maximum SD of 2X the rent and I get it. In CA you can require tenants to PREPAY up to 6 months of rent when the lease is 6 months or more.

So for cats I only allow preexisting cats, no kittens.
Dogs I would charge 2X and require Renters insurance and require to prepay 6 months.
